Preparing Your Home For Sale – The Interior

 In Part 1 we talked about some exterior tips to enhance the “curb appeal”

of your home as a prospective buyer’s first impression starts to develop

within 15 seconds after arriving at your property.

 

Inside your home, natural light should always be maximized. Keep windows

cleaned, open drapes and blinds and make sure all areas have functioning

light bulbs with adequate wattage. Keep colors neutral and light. Shades

of white, off-white and light pastels are safe choices for the interior. Limit

bright colors to accents such as flowers, towels, rugs and shower curtains.

 

Silence is golden. A showing is not the time to mow the lawn, vacuum, or

run the dishwasher. Barking dogs should be temporarily relocated.

 

The smell of your home reflects your attention to detail and you should try

to make it smell new and clean. A fresh coat of paint or polyurethane on

on natural wood surfaces and the smell of cleanliness convey that feeling.

 

The entry must make a big statement in a small area. Make sure it is well lit

with a modern fixture and that the floor is clean. Use a “Welcome” doormat.

 

The kitchen may be the most important room in the house and cleanliness

should be foremost. After cleaning, grind a lemon quarter in the garbage

disposal for a fresh smell. Consider a new light fixture or new hardware for

the cabinets. Remove small kitchen appliances from the counter tops and

organize the cupboards to give the impression of more space.

 

Make simple improvements in the bathrooms with an air freshener or a vase

of fresh flowers. Consider a new towel rack, toilet seat or light fixture.

 

The living, dining and family rooms should appear comfortable with clean

carpet and well spaced furniture and plants. Clutter can make these rooms

look small and moving out some furniture might be beneficial. Bedrooms

should be well lit and spotless. Organize closets and remove unframed

pictures and posters from the walls. Consider a new ceiling fan/ light fixture.

 

A clean and organized basement also shows your attention to detail and

a basement in disarray can cost you the sale. Clean/organize laundry and

furnace room areas, make sure all lights are working and minimize dampness

with a dehumidifier. Change the filter in your furnace and make sure salt is

loaded in the water softener.
